Just off Hwy 98 are 2 parcels for sale located at 50 HCN Drive in Sebring. The property consists of both wetlands and build-able uplands and has a creek and natural wildlife trail that runs the full length of the property. There are three separate home sites. Since acquiring the property we have rezoned the entire piece from residential to agricultural and divided the property into two parcels. Both parcels are in an AE flood zone. Complete boundary surveys have been done on the combined acreage as well as the individual parcels. The boundaries have been flagged and the certified uplands have been flagged. There is also an agricultural tree exemption for the entire property. We have located 40 x 60 house pads on both parcels, raked and stumped them and put in a curved 12 x 12 shell drive to each. All of the uplands have been forest mulched and we are mowing them regularly as well as mowing HCN Drive, to and in front, of the property. Parcel A which is the largest is priced at 115,000.00 Parcel B is priced at 85,000.00. We will accept 190,000.00 for both combined. The titles are free of liens and we will potentially owner finance either or both parcels combined with 20 down and the balance amortized over 15 years at an interest rate of 9. We are working with a local bank to help a buyer with a home mortgage and, if we owner finance for you, we will potentially subordinate our loan to a first deed of trust construction loan, effectively taking a second behind the bank. In May of 2019 we plan to connect to HCN Drive, permit a culverted drive across the creek on Parcel A to the uplands on the back, install a pond at the front of the property on Parcel B where the drive forks and put in a deep well with a solar powered pump. We will also create a berm along the entire front of the property at this time and plant a hedgerow. These costs will be added to the current price and we will record easements for the drive and well.
